We have some very good quality builders in Manhattan. However, i would recommend you contact the Flint Hills Area Builders Association at (785) 532-9080 or Building a house is a very personal experience and you should build with a builder that you are comfortable with and who knows your wants and needs. I would highly recommend interviewing at least three builders before you decide who to build with. Also, the time of year is critical because many of the builders are already building custom homes for other people and they may not be able to get to you until a year out. Most builders in Manhattan already own their own building lots. It is highly unlikely that you could come to Manhattan and purchase a lot to build on within the city limits. ... more

Yes you can use a gift of equity as your down payment on an FHA mortgage as long as there's equity to gift.

What you will need to do is contact local banks in Manhattan. They will be able to assist you much more than a national out of city bank. Usually, banks will want to see at least three years of income tax returns to verify any income and will need a letter of your intent to either work or where you are going to get your living expenses at. It is located in one of our smaller lake subdivisions. Sales have generally been slower than areas due to the availability of rural water and septic systems. it is quiet and clean in the subdivision except it does have dirt roads. Crime in Manhattan has never been a problem and is less of a problem out in the country. ... more

Your observation is right. Most lenders have overlays, which are institutional guidelines directing the lending process, which require credit scores of 620 to 640. In many cases, local lenders have more room to work with special circumstances, as long as they meet the federal FHA guidelines. Those overlays are normally implemented to avoid buy-backs of defaulted loans.

I am not in Manhattan to assist, but you might contact your local Board Of REALTORS® and ask for names of local agents who specialize in FHA loans. In most cases any agent should be well versed in area lender offerings and will have contact numbers on speed-dial to assist.
