Don't take Zillow as the absolute is only a to estimate using the low end of the range to be conservative in this economy. If you need another resource to check against Zillow, go to and enter the address to cross reference.

They want you to contribute 10K toward their closing expenses or toward repairs most likely.
If you feel they got a good price on the home, you don't have to offer any concessions or contingencies...nor do you have to if they paid top dollar. Up to you depending on your motivation to sell and/or your ability to find another buyer quickly. You could also counter the 10K with a lower offer toward their costs. When the owner changes the property over as a rental changing his insurance policy, the insurance company may have regulations against certain types of dogs they deem as "aggressive". This can cause huge issues for dog owner's with their breed of dog on that list. Some insurance companies have up to 50 different breeds on their "aggressive dog list". Their reason for the list is due to the amount of those specific breeds that have bitten someone resulting in insurance payouts, making it difficult for responsible dog owners of certain breeds to find a place to live. Ridgewood is about a 45 minute drive to the city, plus or minus 15 min depending on where you need to be in Manhattan and traffic for the day. There is also a 50 minute train ride that leaves about every 15 minutes during commuter times, and every 30-45 minutes in off-peak hours. Many commuters choose to use the bus which is about 1 hour into Port Authority.

As you can see, there are multiple ways to commute to/from Ridgewood. Many of the surrounding towns also allow for similar commuting opportunities and lifestyle. So far there are only 5 rentals within your criteria in Ridgewood. August is a long time away and you really won't know whats on the market until a month before. I usually suggest my clients to start looking 1-2 months before, because the market for rentals is very hot and rentals go very quickly.
