It is supposed to work for your family. If you planning to stay there for some time just think about your comfort. If you decide to sell it is very easy to put a new wall. Before make an decision you need to consider how long you planning to stay, what is your motivations. From the selling point is better to have more bedrooms than less.

Realistically, having a generator may increase a properties appeal to the buyer but as far a increasing the value, it would be minimal. Similar to a golf much would one of these increase a home's value?

Should be 20 years, but I always tell clients it depends on many things including the weather/location. They can look great but really aren't cost efficient in my opinion.

We just completed a Basement situation like this. The owners opted to have a guest suite in the basement. Meaning the bath was off the hall leading to the bedroom, and we finished more space in the basement for a family room and laundry facility. The home looked great and there was plenty of room.
