I would suggest that you talk to the local police department for any crime info in their area.

If I were thinking about moving to a neighborhood and wanted first hand information about the safety in that area, I would drive through the neighborhood at different times of the day and late afternoon...maybe the weekends too. When you see someone out in their yard, stop and ask them about their community and if they like living there. Then ask them if they feel it is safe and if there is a lot of criminal activity. Most people will be honest and give you their opinions. Crimereports.com is a good source for specific information in a community as well. I would be happy to help you in your search for a home. Feel free to contact me if you have any questions or would like to go look at homes, I would suggest getting a pre-approval letter from a lender before you begin your search. The market is moving fast and when you find the right home you will want to have all the necessary documents together. This will increase your chances of getting the home you want if other buyers are also making an offer.

I am a Realtor and a property manager and would like to help you. I have been in Real Estate in Houston for 42 years with 2 years in Austin during the oil bust here. Now that was a nightmare. All the properties that went down came back again. As long as your rent is close to covering your payment then you should hang on. Ask the person that you bank with what they offer in mortgages or call the mortgage person at Chase Bank and get prequalified and you will know the real answer on how much to spend. Some areas are hot, like Katy, Texas. My accountant asked me how I liked gas at below $2.00 and I said I spent $3.79 yesterday and he said " No Mary , I am talking about natural gas; he said it has never been this low. " I own no land but I own what is under the land and I don't even mow it. There are going to be some bargains. I like Wharton, Texas because my Aunt was the tax assessor there. I don't know beans about Wharton so I can refer you to an agent in our office who lives there. Please contact me at creasymary@yahoo.com. The original question answered is yes you can get another house with a little down. ... more

Bruce Lynn answered:
1. Reduce your price.
2. Get the buyer to pay the difference.
3. Split the difference.
4. If you think the appraiser was totally off track, have your realtor advise you on getting a reappraisal.
5. Don't sell.
