Homes under $250k that are updated, clean and move-in ready are (on average) selling with multiple offers in a matter of days (sometime hours). Richardson school district sells much faster than Garland since the ratings are much higher. Everyone in Richardson seems to navigate towards this area for the large, treed lots, great school district, and easy access to 75 for a quick commute to Dallas.

Contrary to popular belief, you do "not" need to spend an arm and a leg to update your home for it to sell. You would be amazed, but there truly is a home out there for every individual. There "are" situations however, in which your comps do not allow you to sell as the home is. By this, I mean that if most of the homes in your area have been updated...unless you want to be priced much less in comparison, you likely would want to do a few updates.

Your home should flow through to Trulia from the local MLS. This usually takes about 3 to 5 days after the home is put into the system.

However, the listings that are automated are not always accurate and easy to find. With Trulia Pro, we are able to add our listings to the system right away. You might check with your Realtor to find out if they have Trulia Pro and how they get their listings on Trulia.

Trulia is one of the top five real estate sites for home searches, so we have had a lot of luck with our account and listing inquiries on this site.

In addition to the preceding information, I would recommend you get started by posting your home for sale on Zillow.com if you have not already. Zillow is helpful to get a better idea of market values, but remember their estimates are a very general snap shot. My home in Dallas was over-priced on Zillow by $60,000 at one time....if only I could have found a buyer for that!

I am finishing up on the sale of a home in Richardson in the Floyd Terrace sub-division over on Twilight Trail. If you grow tired of the time it is taking to sell your home to qualified buyers, I think you just might find an agent willing to work hard for you judging from these responses.

I think you're about on the right track, but we need to take a look at your home to give you a better idea. The online estimates are very very rough. In your neighborhood they could in fact be way off as Zillow and the like are sometimes using mortgage balances to determine values. As far as estimates to update, this is hard to tell and will depend on how extensive the foundation problems are. As to the last part of how much house can you afford? The one thing we are missing is your income and any other debts. I'd suggest a couple of places to start. One is to get prequalified with a lendor with the ideas you have discussed. This is a free service and if you need a recommendation, please feel free to contact me. Once you get that and decide you want to move forward we need to do a competitive market analysis on your home and perhaps get some estimates for repairs/updates and see if you want to move forward.
