I agree with Cate! The rental market is very strong in this area. Not only do you have summer rental potential but academic year rentals with URI students.

What difference is it what it once sold for? That has nothing to do with its value now.

Because residents hate it. The management does nothing for residents except milk them for every dime. They even have to pay property taxes on land they don't even own. Homes are being sold for much less than owners paid for them. ... more

It really depends on where you live relative to Reservoir Ave. If you live off Reservoir Ave near Budlong Rd. it could fall into the Western Hills or Hugh B. Bain Middle School districts, for instance. If there is a specific property you'd like to know about, feel free to call or email me anytime. 401-206-8907 or perrinoproperties@gmail.com. I am a Cranston native and I am very familiar with the neighborhoods all around Reservoir Ave. and throughout the city. ... more

I don't feel that there has been a price reduction. I think home values have increased slightly over the past year, and continue to do so.

It is best to call a trusted insurance representative ask about this property because there is some kind of flood plain between this area and High Hawk. http://www.rhode-island-home.com/community/area/East%20Greenwich/ ... more

Julio Gutierrez, CAPT USN(Ret) answered:
If this question is about 100 Taylor Rd Portsmouth 02871, the answer is NO, flood insurance is not required. Property is about 150 ft above sea level and 1/2 mile from Sakonnet Inlet of Narragansett Bay, not close to any surface water, and not in any flood zone (see area flood maps). All Aquidneck Island and much of Rhode island have a high water table and sedimentary bedrock, so we have a high-capacity sump pump permanently installed that drains any water rising from the normal table to the exterior, away from the house foundation. ... more

Hi Edward,

It is unfortunate that some sellers and/or their agents do not stage a house when listing it for sale. They may not realize that too much clutter and too many trinkets, as you mentioned, distract a potential buyer from seeing the potential in the property. Too many times a buyer will spend time commenting on the sellers personal belongings, pictures on the wall or decor rather than discussing the structure and layout of the home and how it may work for them.

I always ask my sellers to "declutter" the house, take down any personal pictures and then we can stage the furniture in a way that those viewing the property can envision themselves living in the home. In some cases, the sellers have outdated furniture and we try our best to make the home show well regardless.

Hi Macsumer06,

The condo is all original. Since the condo was built in 1988, it has dated cabinets, laminate countertop, vinyl flooring, out-dated appliances and bath fixtures. Plus, it will definitely need new paint and may need new carpets. I hope this helps. Let me know if I can be of more assistance in your search.

Cheers,
Al Pratte

You are paying for the right to view the water through the easement. Meaning nothing should block your view if you have that in place.

Al Pratte answered:
Hi "mom",

According to the Rhode Island floodplain map, as well as, FEMA flood map. The address you mentioned is in the flood zone and will most likely require special insurance. You can call your insurance company for further verification. Furthermore, the property is currently a short sale and is pending bank approval of an offer. If you would like help in your home seach, please feel free to contact me anytime. I would be happy to help you find the perfect home.

Cheers, Al
