Currently, there are rental scams where a person, who is not the rightful owner, pretends to be the owner and then takes the unsuspecting person's money and disappears. You should at least check with a Title Company and find out the owners name and address. You might also want to have the owner email you a copy of his Drivers License with his picture and current address before you send the money to him.You might even want to check with his place of employment .There are Rentals listed in the MLS and working with a Broker might be a safer way for you to rent an out-of-state property.

You can call a local Realtor to help you research the owner of the property. This has SCAM written all over it. I am sure that the rent is really low too, right? BE careful!

Chances are you can't. If you send money you probably won't see it again or a key. If you really believe this is legitimate, have someone you know in California meet and verify who this person is and handle the exchange in person.
I had a listing cloned and posted as a rental that wasn't. They created an email like, with a legitimate mail host, but it wasn't my client. It was the scammer.
Please do whatever you can to protect yourself, the odds are not in your favor.
