rental advertising guidelines

Hello i was wondering what the laws in nyc specify regarding real estate brokers advertising flyers... are they allowed to send them out a la chinese food restaurants door to door to residents? I know sometimes soliciting sales in that way is not allowed, but what about available rental properties?

If your gonna advertise at a school or community center .. You could advertise online and get better responses.

You can only advertise on flyers if you have an exclusive on an apartment/building or you are advertising your services and not a specific property.

I think it's best to think about the actual clientele and how they are really going to seek a rental listing. First clue, it's not by walking into a Chinese restaurant. I understand what you're doing but keep in mind a rental client is mostly going to look online. Or they will go to a real estate brokers office to see what they have available and some even find apartments on a community board.
