Hi James, I would say that now is the right time to start advertising and showing the apartment to potential tenants. Your building is a condo and requires the tenant you select to submit an application with several items of qualifying documentation in order to approve the rental. This process can sometimes take weeks so its best to get a jump start on showing so that you have time to not only find the right tenant but also go trough the approval process, all so that the person can move in by early July. It does help to have a broker's expertise to handle all the many tasks such as running comps to determine proper pricing, bringing in professionals to photograph the unit and make sure there is an accurate floor plan on the listing, advertising in all the many real estate search websites, make sure the latest building rules are being followed for showings, open houses, etc, and perhaps most important, qualifying and background checking prospects. Brokers should prepare the building application (mentioned above) on behalf of the tenant to make sure it's as compelling and complete as possible to avoid delays in getting it approved and also act as your right hand man/woman in helping solve any problems that come up (move in issues, lease questions, etc). I've been doing this for over 10 years and have a large roster of landlord clients just like you who own and rent out their condo units. And is it a condo or a coop?
Will you be able to take a pet? Dog or cat?
$3200 sounds good but what else is included any gym? Or pool?
Would you take people from the UN with money upfront?

Kips Bay is surrounded with hospitals and you should be able to lease it quickly.
I do a lot of business in this area and would be happy to lease it for you.

I own the apt and saw that the listing for 725 sq ft is approximately 3200. I am prefer long term leases 1-2 years. Dental and medical residents would be preferable.

Hey James

You can either market it yourself provided you have the time and basic expertise .
using all the available sites online or have a professional do it for you

Its important to price it right and give it all the possible exposure...this would greatly affect how long it says on the market
