if you are not clear of anything on the contract DO NOT SIGN IT!!!!!

Have the landlord clarify anything which is unclear before you sign!!!!!

Renting can have some challenges in today's market. If the number is too good to be true, they are listed on a site like Craigslist and not with a real estate professional you need to look for the obvious.
Have a real estate professional check to see if the house is in foreclosure. Check to see if you are communicating with the owner. Never give a deposit without doing your "homework" or you along with 3 other families will all be showing up with your "You Haul's" ready to move in and you have all been ripped off. Your on track asking questions.

Since there isn't a link to the property it is hard to say. If it seems to good to be true then it probably is a scam. The best way to protect yourself is to work with an real estate agent.
