If the asbestos siding is in good condition, the rent should be comparable to any other house in the area in similar condition. Asbestos is not a danger unless it is damaged, the fibers become friable and the particles become airborne. There is a good informational article here on asbestos siding http://www.cr.nps.gov/hps/tps/recentpast/asbestosarticle.htm

I personally wouldn't want to live in a house with asbestos siding, and would not recommend it to my clients. To answer the basic question of what you should pay for a 3 bedroom, 2 bathroom home in Murphys, CA. It should be approximately $1,000.00 per month. Possibly a little more if the home is in a prime location, in excellant condition with ammenities.

My sister-in-law lives and works in Arnold. When we visit, Murphys is a favorite place to go for dinner and some drinks. As I remember, most homes that are not all wood have what appears to be asbestos siding or wood shingles.

You may be able to negotiate, but if you are unsuccessful, you are going to see a lot more rentals built the same way. If you like it , rent it. The way I understand the dangers of asbestos, you would have to be constantly exposed to the fibers for many-many years before any harm would come to you.

Happy funding, Rudi

Leaves if you want to rent it pay what the owner is asking.
You did have an Inspector come in and do sample testing to make sure that the siding is asbestos and to evaluate the condition before calling it asbestos siding right?
By the way if you know it is asbestos do not put it in a blender, grind it up, and throw the dust in the air. You have to be able to inhale the fibers to do harm.
Here is a link to Environment , Health and Safety online. What they say is that if they are in good shape leave them the siding alone or you may create a hazzard where one did not exsist.

You've got to be kidding. Really. How can anyone provide an accurate answer? What's the square footage of the house? Where is it located? What are comparable rents? Who would pay the utilities? When was the house built, and what condition is it in? Does it have a garage? Does it have a basement? What's the length of the lease?

As for asbestos siding: If asbestos scares you, then don't rent it. Otherwise, the question is: What condition is it in? Asbestos is fine if it's contained--not damaged, not flaking, etc. So make sure that the asbestos siding isn't deteriorating.

And if the house you're looking at has asbestos siding, probably all the other homes around there (built around the same time) also have asbestos siding. So: Look at what those are renting for, and that'll give you an idea of what the marketplace says a home with asbestos siding in Murphys rents for.

If in fact the siding is asbestos, you should find out what percentage of the materials is asbestos--some only contain approximately one percent and if in good condition will pose little risk if any--if this is a must have rental for you, you can also have a licensed inspector/engineer take a look for an accurate answer.

How do you know if it has asbetos siding for sure?

And if it does, WHY would you want the risk? There has to be other properties available.
