Will a PM company ever split the deposit into 2 or 3 payments to make it easier to move into a rental? Looking for a small house in Temecula.

We own rental homes here in Temecula and we have agreed to spread out the security deposit for our tenants provided they meet our other criteria. So, the answer is yes, but like Sherry said, it depends on the owner. We have never had any issues with our tenants here in Temecula. We make our rental homes sparkle, repair any issues within 24 hours, but we are strict on getting paid on time. It has been a winning formula for us.

The PM company will usually only do so with the consent of the owner of the property. If you are the best applicant overall that has presented an application to the owner, but your cash position necessitates spreading the deposit out, then I would venture to guess that most landlords would work with you.

Yes, this is especially available in this market of so many rentals! PM companies have to be creative and helpful to make things happen. If you meet other criteria, spreading out the other costs is usually not a problem.

This all depends on how popular of a property it is and the quantity and quality of applicants. I have seen some applicants offer very aggressive terms just to get into a home such as offering more for the property and offering a longer lease period. Ultimately it is up to the owner of the property but the Property Managersjob is to provide sound advise to the client.
