Most rentals are requiring First, last and security. Depending upon the landlord, you may be able to ask if they would accept first and security.

Some landlords will allow payments, if the last month is required.

As the real estate market is extremely "hot", it attracts off the center line marketing of properties that's not ethically accurate. Renter have been duped into rental situations that have lost their money to unscrupulous owners.

Properties managed by licensed reputable agencies, will offer you the best option(s). You can also conduct a quick online search using the local clerk of circuit court to determine if the property has received a lis pendens which is pre foreclosure.

I would recommend renting an apartment complex. Otherwise you must thoroughly investigate the current owner. We have scammers that do not actually own the property that are advertising on craigslist. Also some owners are on the verge of foreclosure yet they will rent out to a tenant and not let them know. Then they will tell the tenant they have to allow showings for a "short sale". Not fun and also you may have to move and not be able to renew your lease.
