Tenant Screening Service

I am a property owner with a small number of townhouses for rent in Charlotte, mostly in the University Area; and need some advice regarding background checks on prospective tenants. I do not use a management company have been using an online service http://(www.e-renter.com) for basic tenant screening.

Recently, a tenant of mine defaulted on her rent and moved out of town. In the process of collecting the debt, it turned out that she had numerous judgments that did not show up when e-renter checked her background. Needless to say, I would never have rented to her, had I known of her rental history.

My question is this: Is there a reliable online or other service that will just do a comprehensive background check (judgments, criminal history, evictions etc.) on prospective tenants for my Charlotte properties? I do not need property management services. Thank You.

Transunion has a good system that some of our clients have used with success. A four way background check is recommended by many. NOLO press "Landlording", is a good reference on how to self manage properties and avoid typical problems. If you appreciate an answer, please give thumbs up. I've searched trulia for the best tenant screening company or service, and I found the service that provides the best customer service, most comprehensive reports, easiest to use, was TenantMagic. Free to agent too!

Thanks for the recommendation Krishna - I just called the number listed on the website, and was astounded by how simple and easy the program is. They provided more services at a lower cost to applicant than the previous program I was using, and much better customer service. Just switched to TenantMagic!

I've tried a couple different tenant screening services and Houserie.com has been the with best customer service. Whenever I call or send them an email, the response is quick and personable. Definitely recommend them!

Hey there, I am the founder of Tenantify. I agree that TransUnion and Experian offer very good credit report. They would probably have raised red flags if you had pull a report.

You might also want to consider Tenantify (I am biased here). We verify tenant's current financial situation and assess tenant's ability to make monthly rent payment. Some unqualified renters will pass a traditional credit check but still be declined by Tenantify. The service is free for landlord and tenant pays $10-15 depending on verification type.

You are being charged WAY to much for a service that is not that great. I was using myscreeningreport.com and was not that satisfied with the customer service, and the simplicity of the system. A friend of mine recommended that I check out TenantMagic. Normally I am hesitant to switch to new companies, but I called and immediately was speaking with the owner of the company, who was super helpful and kind. They give the same benefits and more, for 35, not 45. Save some money and time! http://www.tenantmagic,net
