I do recommend that you hire an agent to work for you. There is usually no cost to you as a buyer/retner to have a Realtor represent you. Your agent can help you find homes available, show those homes to you, help you with the paperwork, and make sure your best interests are protected.

If you just call around to various different listing agents, please know that they work for the seller and they are keeping their clients best interests in mind - not your best interest.

Additionally, most lease homes are going to be minimally negotiable (as the market will bear the prices since rentals are moving so fast right now), and that negotiation is regardless of you having an agent or not. The landlord pays the same amount to his agent to get the home leased...no matter if there is another agent or not.

The rental market right now is very competitive in your price range. Currently there is 1 home that comes close to your parameters but only has 2350 square feet.

There are 163 more home that area available and range from $1550-$3000, with 28 of those under $2000 per month, with 40% of them 3 bedrooms.

If you lower your square footage you will find 13 homes in your price range with 4 bedrooms, with half over 2000 square feet.

Sometimes if you can find a good floor plan the smaller square footage isn't that noticeable.

You need a savvy agent to help you with rental property, definitely one with rental experience so you can act quickly and respond first to new properties for rent since they go so fast. Many listings for rent wait until they multiple applications in and then pick the one with the best credentials.

On second thought, maybe you should get an agent. You might actually get a raw deal, not in terms of rent, but the terms in the lease agreement. It might be best you do get an agent to protect yourself.....from yourself.

2500 sq.ft. + in these areas for less than $1500 per month is not likely. I believe your best chance will be in Mckinney. Here you go: 2912 POST OAK Lane, Mckinney, TX 75070. Not exactly what you were looking for in terms of sq.ft., however it's as close as you're going to get.

Your best bet is to call her direct. Cut out the other agent and go for a discount on the rental amount.

Just did a quick search for homes available for lease with your criteria in the areas you mentioned and the lowest monthly rent available is $1599, there is one at $1700, a couple at $1750 and it goes up from there.
