Looking to buy a 4bed 3 bath below 600k - around intersection of 85248 85249 85260 zip. Which communities have foreclosed / short sales in this area

Short sales and foreclosures have been just about exhausted in the Scottsdale marketplace. Are there any additional criteria that you have for the home--age of the house, pool, etc?

Banks have wisened up so we don't get those smoking deals with foreclosures or short sales like we used to. Actually you may get a better deal from a motivated seller! As you can see from the responses you got already from all the Realtors, we have too many homes on the market and not enough buyers - I worked with tough investors on buying foreclosures and short sales in the past so I know the drill. Don't eliminate a regular sale either, in some cases when you find the right , motivated seller, you can walk into a move in ready home for the same price as a short sale ( which may or may not be in the best of conditions )

Bob - I would agree with Jay. Finding the "Right Realtor" is very important so they have your best interest at heart. Years of expertise should also be looked at, especially in this kind of market, it would be beneficial for you to have a Realtor with experience. Hi Bob,
Each of these zipcodes will have foreclosed/short sales within them and regular sales that are priced competitive to the market. I've attached a list of homes from the MLS under $650,000 including zip codes 85258, 85259, 85260 with at least 4bed/3baths. I also think its important to work with an Realtor that can help with your search, and agree with Jay. This is an unusual market and Navigating it with the right "Realtor" will be very benefical to you.

Note, many of these are bank owned or short sales as you requested. I have also included some regular homes for you to compare.

This is a great time to buy a foreclosure home. As you probably know, there is now a $6,500 Tax credit for existing homeowners. Additionally if you do purchase a foreclosure property, free grant money may be available (up to 22% of the purchase price) if you live in the home for periods of 5, 10, or 15 years. HI Bob,

Any agent can tell you which communities have foreclosures / short sales in them. So, you get 6 or more agents telling you the same or similar thing. What good will that really do for you because you still have not found the one right agent to properly serve your real estate needs?
So, instead of looking for the right property in the right area, it may be best if you focus your efforts on finding the right agent to advise and guide you while also giving you the information that you need to make good decisions.

Hello Bob,

I looked at your previous question regarding Schools, Is that still a requirement?
I`m sure you have used as a resource.

As far as foreclosed / short sales in this area. Short Sales in the 600K price range become Foreclosed property`s nothing else, the bank wont do it. Short Sales are ugly, and really ugly at the 600K level the banks just wont give them up.

You have a ton of property`s to look at. In this price range your in a total buyers market.
this just out today… You really only should consider a REO PRICING at this level. or wait at least 6 to 12 maybe 18 months. There are a few re sale who have priced their home aggressively

So I took your requirements and searched only Bank Owned homes...Again there are a few re sale to look at.
This is only a small search. there is at least another 100 homes out there to look at.…

Bob almost all communities have short sale and foreclosure homes in them.

Did you know that these do not necessarily represent the best deals?

Do you have a REALTOR to help you when the time is right?
