I recently encountered a problem similar to yours with a client This tenant had enough cash saved to pay the full year's rent up front in addition to the security deposit. This reduced the landlord's risk and over-rode other factors such as credit report and lack of positive prior rental history. If you aren't able to pay quite that much in advance, perhaps you could work out something with the landlord to pay 3-6 months' rent up front as well as the security deposit. Also, it would be important to let the landlord know the circumstances surrounding your eviction. Landlords take a risk not only in trying to be assured of collecting the rent, but also in trusting that the tenant will follow all the rules of the apartment complex and will treat their property well. Hopefully whatever precipitated your eviction was something that is highly unlikely to happen again, which would instill confidence in the landlord about your ability to be a good tenant.
