Is there any hope for me in finding a suitable living situation in Evanston given my poor credit and prior eviction?

I have sent emails inquiring about the 4 bedroom units listed in Evanston and NONE of the brokers have gotten back to me. Interestingly enough, I have a stable income now as my business is flourishing and these rental units have been on here for months! What gives? What are my chances? Please advise, experts/brokers only please. Thanks.

I recently encountered a problem similar to yours with a client This tenant had enough cash saved to pay the full year's rent up front in addition to the security deposit. This reduced the landlord's risk and over-rode other factors such as credit report and lack of positive prior rental history. If you aren't able to pay quite that much in advance, perhaps you could work out something with the landlord to pay 3-6 months' rent up front as well as the security deposit. Also, it would be important to let the landlord know the circumstances surrounding your eviction. Landlords take a risk not only in trying to be assured of collecting the rent, but also in trusting that the tenant will follow all the rules of the apartment complex and will treat their property well. Hopefully whatever precipitated your eviction was something that is highly unlikely to happen again, which would instill confidence in the landlord about your ability to be a good tenant.

I am the original poster, and I should clarify that I was looking for rentals, not buying at the moment because I am self-employed and each time I inquire about the down payment assistance programs, I am told that they need at least 2 years of income history at the levels they require.

Yes, talk to the city of Evanston.
they have a Downpayment Assistance Program, a Affordable Housing program that works. I have had people in similar situations get the help them need.
