Is the commission fee that many of the rental homes charge a normal practice? Are they ever negotiable?

No, Patricia - that is not true - it is not the "norm" in this area - it was many, many years ago, but it hasn't been the case for a very long time.

We really have to be careful when we generalize about business practices out of our local area, or it could be confusing to a consumer.

It is a normal practice. The fee is typically one month's rent paid by the incoming tenant and is split by the agents, however, a landlord may agree to pay the fee in order to get his or her home or apartment occupied. The rental listing should indicate who pays the fee.

Usually in our marketplace the commission is one month's rent payable by the Tenant. This is split between the listing agent and tenant's agent. This appears to be the case with Pierson as well, although commission are always negotiable.

I have found, that if a possible Tenant presents themselves very well, meeting all the Landlords expectations, the Landlord may be willing to split the Fees with you. A landlord does not want to loose a great Tenant.

Sometimes it is if the market is slow. Occassionally you can ask the owner to split the commission and if the property has been on for a while, you might get lucky. Unfortunately, recently competition for rental homes has been fierce and often desirable properties have more than one bid and occassionally people even pay over asking price, in which instance the homeowner's answer would be no. Busy rental market here-rented 7 places last month!

Hello to you,

Commissions are always negotiable as well as the purchase price and the security. Be careful and make sure you have an agent willing to negotiate for you. Please remember in general a rental commission is paid by the Land lord and is generally the first months rent split between your agent (who found you the property )and the agent who put it on the market. It is not paid by you to the land lord or the agents.
