First you need to establish what you are willing to spend. Prices vary depending upon the property. Also landlords are going to want substantial security. Many owners are looking for a renter's surety bond from a NYS licensed insurance company. Bond premiums are determined by your credit profile & score. Prices for a $100,000. surety bond can range from $250 to $1,250 anually. Once you establish yourself as a credit worthy candidate you will find it much easier to locate owners looking for you to rent their home. If you advertise yourself as responsible, fully bonded & creditworthy tenant with references you should find landlords looking to contact you.

Consider working with an agent; check local print media for by owner rentals, always verify ownership before exchanging any money; word of mouth, etc.
