When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

I am not a real estate agent so can tell you the real deal... I would not buy anything in the City of Albany east and north of a line following Delaware Avenue, Madison Ave to Empire State Plaza thence along State Street - such areas are in serious demographic decline or already completely unsafe... With a snowballs chances in hell of gentrification... Stay away... If you want a good deal in reasonably good neighbourhood I would mostly stay between Madison/Western Avenue and Washington Avenue west of the Empire State Plaza to the Guilderland border...

I've lived here since 1999 and never had a problem. It's quiet, safe (of course the lock your car/house doors rule applies, no valuables left in the car etc but that's everywhere now) and a great location for downtown/plaza workers to live. If you're a condo/homeowner you get 2 off street parking spaces. 1 if you rent apparently. I do agree property values won't rise much but you can live here and own for less than rent anywhere.

I have a friend who has lived there for 5 years and loves it. I am going to look there myself. However, buying? Not sure on that since the value of your property might not increase unless you want to turn it into a rental later on.

I live in the community. I love it. Unique apartment no unit is alike. If you are looking for museums, restaurants, bars, running paths, library, and parks within walking distance an idea situation. Crime has been non existent here. Police department a block away plus Albany Police Department uses Albany Housing Authority building as Satellite office. Parking is safe and secure. I have a late model new car no issues the past year. For a young urban professional or a old school guy like myself who was sick of suburbia a super ideal situation. Remember the key price breaker here. Rents here are running $550.00 and up. For a similar situation with all the perks in Manhattan, Brooklyn or Boston you can easily triple this amount. The only drawback I agree with the comment about older appliances. However if you are looking for a walking community loaded with perks this is a super ideal situation.
