How quickly are homes taken off the site after they rented/sold?

Asked by Jeff Witt, Southlake, TX Mon Jun 25, 2012

I check the site frequently and find I'm always behind the curve in renting a home I can afford. It seems like the homes are already spoken for by the time you read about them.

The best leases do move very very quickly here. Unbelievably quickly.

We always suggest a few strategies to be ahead of the curve.
One is to have you app filled out, supporting documentation ready, app fee ready, and deposit ready before you ever even look.

Sounds crazy, but that is how brutal the market is now. I see people bidding on properties this summer.

Sometimes these sights are 2-5 days behind on updating the listings either available or taking them off. You can try a site like this to see properties faster in most cases.…

I work a lot of leases, so give me a call and I can give you the skinny.

Hi Jeff
It can take a very long time for a home to be taken off the websites. I live in the keller area and if you are looking to rent a home in this area my website is a great place to start,23958/p… that said I highly recommend that you contact me so that we can really begin helping you find a home. You do not pay to have an agent represent you the landlord does. The rental market in Keller moves very quickly and there are a number of homes that do not show on the internet at all. Please call me so that I can help you

Homes do not often come off as quickly as they appear. When I list a new home it typically takes 2-3 days to show up on Trulia.

For that reason sites like Trulia and Zillow are great for generally looking but when you are in a position to buy you really need to be looking at direct MLS information. When I sign up a client for a search they get information on new listings as soon as they hit the MLS.. no delay. So make sure your Realtor sets up a search for you using their MLS access so you don't miss anything. Finding the perfect home 3 days after it went into the MLS puts you at a severe disadvantage to those actively looking at homes in real time.

Best of luck to you.

I can tell you that there is a house listed here that sold in January but it is still here. That should give you an idea. I think this might be the case with many online sites.

It can take a while for info to be updated on Trulia and other real estate sites. You will want to check with a real estate agent for the most accurate information. Let me know if I can assist you.
