First, will any ultilities be included? Heat/gas, hot water, regular water / sewage, etc etc.
Second, just how important is money to you? (not ethically, lol just financially, ie is the mortage for the place already fully paid off, &/or are you still having to pay taxes/etc on the property, &/or is it costing a lot to maintain on a regular basis, etc etc)
Third, would you consider accepting Section8 from prospective tenants? (a deal where a person's rent is split in 2 parts, ie some paid by the tenant, & the rest via an assistive agency; you can find more info about becoming an S8-accepting landlord on official low-income housing websites, reachable via Google) Lawrence as a majority tends to be quite on the poor side, altho that hasn't stopped most from continuously upping the rent (these days, even the rooming houses are becoming ridiculously expensive, pfft).
Do you want to be competitive with the market, ie lesser or more than similar places in the same area? It could be useful to list all of your amenities (positive things about your property) & comparing how others are, & if you want to appeal to a certain type of renter (ie, washer/dryers in-unit appeal to those who prefer convenience, & can be a rare plus-side to find, so would you like to have a "look, we have this at a more affordable rate!" outlook OR "we're charging a bit more because it includes this hard-to-get feature..") & studying how you can go about the way you choose.
