Until Madison grows an infrastructure to see them paid, they will likely not exist as they do in many cities. The 2% vacancy rate leaves landlords with plenty of tenants to choose from. Craig's list, word of mouth and being prepared will be your best bet. When my tenants leave, often for larger cities, I prepare letters of recommendation. Be proactive.

Most Agents do rental properties, ask your freinds about a Realtor they have used, or just call your nearest Keller Williams office, good luck!
