Bill the choice of whether to do your own proeprty management or to hire a PM company is completely up to you. Are you familiar with the process, laws, contracts, disclosures, rental rates, etc? If so then you can probably do it yourself. If not it might be in your best interest to hire a professional PM company. What is the link you posted? Why would you ask a question and post a link to a random PM company in another state?

I agree with Steven. Do your homework on any property management company you choose. If you would like to discuss the management team with the company I work for please give me a call. And after we discuss my management company, still do exactly as Steven reccomends and read the contract. I would also reccomend getting a list of cost and services provided from several companies not just my company. so give me a call and I will reccomend at least one or two others you may choose to compare.

I appreciate the advice and information. I want to hire a property management service for my apartment complex. I don't want to sell it, but I am getting to old to keep up with the maintenance. I have also lost my skill at collecting rent. I need to hire a management company before I start losing money.

Thanks for the information. Does it make a difference if the company only does property management verses property management and sales? I never would have thought to make the distinction. If it would help, though, I'd like to find the best option out there.

The management company I use for my investment properties has over 1300 properties leased out, has a full time staff of 10 people, and in house and under contract repair companies that get me wholesale prices on fix up and repair because of the volume of work they get from a great mangement company. I have never had a midnight emergency phone call, or a vacancy for more than 30 days. Tell me what kind of property you need managed and where it is located?

It's a good idea to look around for a property management company, because there are a lot of different choices out there. I would find one with good reviews, reasonable prices, and one that works similar to how you like to work. You are going to need a property manager who does things like you would. http://www.sdlrealestate.com

There are no good management companies. I would never recommend one. Look in the phone book and check them out. I cannot tell you how many times my clients have been burnt by great management companies.

That be said. None will care for the property as you would. All of them eat into your bottom line. All have fees that you did not expect both start up and exit costs.

Look for the total cost to enter their services. Some charge a monthly fee. Some only on the gross incoming rent. Some have no start up fee but keep the 1st month's rent. Typically, the monthly cost will be 15% to 4% of the gross rent after the 1st month. The more the fee, does not mean the better the service.

Look at the total exit fee. Some keep the last month's rent if you choose to exit the company even if the contract is up.

Many add a "fee" to the repair costs to add to their bottom line instead of passing the bill for repair direct to you. Many will not show you the original bill and charge you what they can get from the owner for a repair or cleanup.

Get all contracts in writing and do not deviate from the terms.

It's important to note that some companies have more than 1 property manager. A stable company with accounting and support staff is one part of the equation. Having a dedicated, responsive and "hands on" manager is the other part.

Honest and above board, they actually manage properties for you. No midnight calls or emergencies for you - they handle it. Repairs are well defined and reasonable. You would want to check their references. It is not necessary to go with the biggest company in town. I would suggest to go with a company where the owner is involved in management himself. I would check with a reputable realtor who can recommend a company that he personally have good results for his clients. Over all don't just go with any company without a good references and a good reputation. Not all companies are bad, however just like any other business, there are few bad apples. Another good source would be to check out angie's list. I hope this helps.

This is an area of Real Estate that I get asked the question about very frequently. You need to do as much research as you can and when you think you've found the right company keep asking questions. Leasing companies are everywhere in this town. Just like everything in life, you're going to have to find the right fit for you.
