I would start your search about thirty days prior to your move date. With a 3 percent vacancy rate across the city, it would be hard to find an owner that is willing to hold a property vacant until then.

Start in May, any earlier will be redundant. Scout out the area you want to live in, get a pre approval from a lender and then strike while the iron is hot. Escrow should be no more than 30 days, your search shouldn't take too long. My sources tell me that Bank of America will be releasing about 300 homes on to the market in that time frame here in Portland.
