I put that in all my listings. I can only take the word of the seller that the roof is 2 years old vs 6 years old. I put APO as per owner.

APO means "according to the present owner" in the context of a listing on MLS. Realtors sometimes have to take the owner's word for the age of the roof, or and date the furnace was installed, so we add, APO - according to the present owner.

In our area APO-means as per owner-In other words the information provided was told to the agent by the owner and as such the listing agent hasn't verified it or making any claims about it-It is very common to see that-

I have never heard of APO meaning as is. APO typically is military associated.

The only APO I ever heard of was,
Army (Armed Services) Post Office,
as in the address of military serving overseas.
