Can a landlord increase the rent because they receive an application from someone who can afford more?

If the lease agreement isn't executed yet then yes, he can accept another offer or increase your rent.

Yes unfortunately, as they do not have a binding contract with you yet.

If another renter offers more, then a landlord can go with the higher offer.

They can do whatever they want as Long as your not under an active written agreement with terms already.

I had that happen a few days ago.. my client found a rental they liked and we submitted an application, got approved but then had the owner say they wanted another $50 monthly or they would go with someone else. Its not the most karma-correct thing to do, but since there is no signed lease agreement yet, they do have that option. Once a lease is signed the terms can not be changed until it is time to renew.

Yes they can.

As long as they haven't signed the lease, the landlord can change price due to the demand.

Owner can do anything they want PRIOR to an executed lease agreement
