The Realtor can not work magic, they might be able to make some suggestions to help but ultimately it comes down to the landlord and if they allow you to lease it. You might try offering several months rent upfront and keeping it paid 1-2 months in advance during the lease to show you can make the payments. It would also help improve your credit.

It would really depend on the property you are trying to rent, there is always options but I would be inclined to tell you to use a guarantor(someone who makes about X80 times the rent) off the bat, to vouch for you, than the rest will depend on your ability to pay the monthly rent based on your income!
