Landlords that rent without getting the proper inspections run the risk of heavy fines for renting without a certificate of occupancy, if the municipality requires it from landlords. Your best option is to call the municipal office and ask someone in the housing office. If you live in a building that has more than three rental units (residential) then they must comply with state law and are subject to periodic state inspections, regardless of the municipality location. This can be checked by contacting the NJ Department of Community Affairs.
