property management question ? South Broward Florida

Currently we have just let our property in a prime community and the current management agent which is local to the property is having problems paying us the second months rent. The rent is now over due 3 wks and communication is scetchy with the management company and we are looking for advice going forward what should we do.

Also we are looking for a new reliable property management company in the locality.

Without knowing all the circumstances, it is difficult to answer your question. A licensed Florida real estate management company has the duty to answer your questions when the rent is not paid. You may want to contact them in writing for a response. If the renters aren't paying, you may want to start the eviction process immediately.

This is certainly not the way to begin a good business relationship. The first this you should do is make the management company aware of your concerns in writing. You should expect an explanation of why they are not prompt with your rental money.

It would be advisable to review your management agreement carefully to determine if your situation is covered in any way. Certainly if the management company is having trouble collecting rent from the renters, you should initiate eviction procedures ASAP.

There may be more to this than meets the eye...
