Would most tenants agree to a rate increase for a month to month lease rather than signing a long term commitment?

Absolutely, could be a very big niche for you. I had one investor client refuse to take a six month lease from a prospect until the prospect insisted and set my client straight. The tenant paid the entire six month lease up front. Good luck,

That is the norm.

But why would you want tentants who could move out with a 30 day notice?
