I am seeing rental management fees from 8% to 15% right now in Lee County, with 10% - 12% being the average. One months rent is the average fee.

Agree on the about $800 for the monthly rental for home in this area. I would slightly caution on the News-Press article as the data is for large professionally apartment complexes, not a SF home.

Hi Larry,
It is a little tough without a specific house in mind. Probably 80o to 900 a month it would be more if it had a pool. Our office charges one months rent and 10% monthly, for rental management. I hope that helps.

Vacancy rate is somewhat difficult to determine in one particular area. Here's a recent article that discusses occupancy rates though:

Most management companies charge one month's rent for procuring a tenant and 10% of the monthly rent to manage. If you have multiple properties, they'll often work out a discount. Repairs, evictions etc will be separately charged and your responsibility.
