What is mitagating damages when a tenant brks her lease?

It appears you are from Montana and the North Carolina Lease agreement is specific to our State. There are raminifications for breaking a lease but they are state specific.

Hello Liz,
I suggest that you look at the lease as the terms of breaching it should be outlined there. Or, as Scott stated, consult a local real estate attorney to determine the ramifications.

For a legal question you should ask a local attorney as to how it pertains to your states laws. I can tell you in NH it can be the costs that the landlord is faced with to get the property ready to lease it again as well as any lost rent while the property is vacant.
