A pro is definitely having the manager there for immediate concerns and if you establish the right rapport you may be able to compromise on fees and charges in the future. The con would have to depend on your lifestyle. Its the same idea as having the CEO of your company in the cubicle adjacent to you or having your parents home while you try having a get together with friends. They'll have constant awareness of the way you live.

When you apartment manager lives on site, they can attend to your issues more quickly. As long as you are a good renter, there is no con for having your manager live on site. Another pro is that you can pay your rent without putting it in the mail or anything. I have always preferred having apartment managers that live on site.
