Here are a few:
- Have a 1-3 year plan in place. This will allow some negotiating room with your rent, especially if you have a 3 year plan.
- Take good care of the place. Invite the landlord/landlady over to do a walk-through during your lease, so they can see how nice you've kept it.
- Work with an agent of your choice. As a tenant, you have the right to find a licensed agent and work exclusively with him/her. Typically, that agent will get compensated by the landlord/landlady; not by you.
