The most important tip I can advise is having : 1. a good credit, 2. proof of income, and 3. money for three months i.e.: first, last and security. Having that you could be in a good position to negotiate with the land lord.

I would suggest having a broker represent YOU on the transaction. Your agent can make sure the property is not in default, make sure the paperwork is prepared properly to protect you, document the condition and contents of the property to make sure that you get your deposit back at the end of the lease, etc. There are a lot of potential issues that come up in a lease arrangement and you don't want any surprises.
