What are some tips for renters before signing a lease?

What are some things to be aware of? What are some tips when negotiating a lease?

Read the lease.
Understand it is a contract.
Have their deposit ready.
Have their rent ready.

Read it, don't just sign it.

Make sure you will be there and able to pay for the entire length of the lease.

Ask for provision that you want in your lease. If you want to shorten the term of the lease ask for it. If you want to limit the penalty on breaking the lease make sure you mention it. It's better to negotiate these things up front instead of waiting till something happens and then try to figure out how to fix it.

The biggest is tip is to use a professional to help you negotiate your terms. By having someone on your side that looks at and helps executes more leases than you can be a huge benefit.
