DG. You don't make it clear whether the " tenants" are Tenant
" prospects" or Tenants up for Lease renewal . Either-way asking
more won't protect you from vacancy.
If your tenants are up for renewal you negotiate carefully! Too much
of an increase may be percieved as a penalty and you lose them
all-together! Try to develope some incentive for a Full Renewal!
A Spruce-up" less increase or none,etc. Find out the reason for
their reluctance to sign for the year and address the issue if it
makes sence! If your tenants are prospects- make a year's
lease attractive by offerig to modify other terms like deposit
and Security Requirements!- if they sign.
Lease negotiations can be induced if the terms are attractive.
Concentrate on strategy to keep the unit "performing" for
the year! Tenants are people too! Talk to them!
