Hi Sssuejohn,

A walk-thru is the most common procedure - both at the beginning and end of your lease. With how competitive the rental market has become, most landlords likely wouldn't even give you the chance to have a full on inspection when they have scores of other tenants who are willing to sign the lease ASAP.

Always worth a try, though.

I agree with the other answers here - haven't heard of a need for a home inspection for rentals. That being said, many landlords will ask that you do a walk-through with them to make note of anything that is in need of repair, or any existing damage. This just keeps a record to help determine the amount of security deposit you get back when you move out, if any additional damage exists at the end of the lease.

I have never heard of that and I don't believe it is mandatory in SF. IF you want to check the rules and regulations specific to SF, take a look here:

Curious as to what is leading you to believe the inspection is mandatory on a rental....generally they are not...

I've never heard of such a thing. Who would make it mandatory?
