In North Miami and North Miami beach area, what room type is in demand in rental market? one bedroom or two bedrooms?

We rent both 1 and 2br, as there are many different tenants.
Historically, price per sqft on the 1br is higher than on a 2br, and a 2br can be rented for more.
So, if ROI is working for you, I'd say 2br is a better investment.

However, this depends on what you can afford to buy as well.
So, do your best in the context of your life - and make sure that you have a
great professional realtor on your side!

To me, the more important question is what is the return on investment. If you price the property correctly, you should always be able to rent your unit- regardless if it is a 1 or 2 bedroom. A 2 bedroom is more likely to attract a small family which is considered more stable, while a 1 bedroom is more likely to attract a single person. In any case, you should thoroughly screen your applicants.
