It is up to the individual owner. Some may require a minimum 2 year lease...some a 1.
They will all look for credit and income...and if the property is on MLS and represented by a broker, you can definatley expect to have your credit checked. Also remember....if the house was advertized or on MLS..the owner may not discriminate on marital or family status.

Much will depend on the individual landlord; however be prepared to show proof of employment/pay stubs, credit report, possibly letters of references, etc.

As a landlord, what I care the most about is that you have the money to pay the rent.

The criteria varies with Landlords. A good credit score is the beginning, but it doesn't end there. The most important aspect as far as credit is concerned is the credit to debt ratio before and after the new rental price is factored in. A great indicator to see if the numbers work is if your income to debt is on a 3-1 ratio. Something else to take into consideration would be stability of current work. Security deposits and pet deposits must also be factored in and paid in full on or before lease signing.

Income roughly 28% of the your income should be enough for your housing expense (last 2 years)
Credit in the 700 plus range

Since these are individual landlords, their requirements can vary. They might also take other criteria into account such as assets

Usually single family homes are owned by small landlords, they are quite flexible when it comes about paperwork and application process.
You need to have decent credit, working preferably and no landlord tenant issue, collections etc and you are good to go.
