1. One of my clients waited 4 days for a water heater. And, she paid $60 for the home visit.
2. Another, said they only did a small temporary fix to the A/C unit. They had to replace the unit, and the warranty paid nothing towards the replacement.
They will help for small things like a disposal unit. And, if the seller is offering it, take it.
However, my advice is to not depend on the Warranty to cover all expenses. Home Warranties do not guarantee stress free home ownership.
We always make buyers aware of this option and recommend coverage, especially for the first year of ownership.
I always recommend a home warranty to my clients for at least the first year in their new home.
It is a great safeguard for an unfamiliar property.
