You have asked two different questions. First you said you need to "sell your home quicikly", and then you asked about renting it. You will more than likely find a tenant quicker than you will find a buyer, and then you have to wait for the buyer to get a loan approved. ( 4 to 6 weeks, on average.) So, it depends on what you mean by "quickly".
But you didn't say you needed to move OUT quickly; you said you need to SELL it quickly. Two entirely different things. One brings the equity into play, while the other one brings a monthly cash flow into play. You will need to decide which is more important to you.
The speed at which any given home will sell will usually depend on 3 things: Location, Condition, and Pricing. You obviously can't change the location. You can make the house sell faster if you improve the condition, especially cosmetics. And, if you price it below average for your neighborhood, it will sell quickly at this time of year.
The Bottom Line is: You need to contact an experienced Realtor to come over and evaluate the property for you. Writing questions on a website like this one isn't going to get the job done for you. You should select an Agent you want to work with, and then have them come by and inspect your property. Then, sit down and discuss your options. Some houses are selling within a few weeks; others may take a few months.
