whats the price?

I am thinking about building a 21-2200 sqft home in Royal Oak. No more then a couple blocks from 4th and Main, and on a lot that would probably be 40x120. I see some of these completed new builds go between 350-450k for this proposed construction. If I built on my own, what should I expect to pay for construction and what is the max I should pay for the tear down?

Couple of questions: Is the property currently zoned residential and have you gone to the city building zoning and building departments to verify you can build on the site?

With the green building craze, this would be a very difficult question to answer. For instance, if you were trying to get the structure a LEED certification, part of the scoring would be what was done with the original structure. How much was recycled and/or used for the new structure.

Great question. I live in Berkley and work a lot in RO. Nam was right-it should cost about $10k for tear down. You may be able to sell some of the contents, cabinets, etc. Depending on the grade of what you put into the house, brick or vinyl siding, granite tops or formica, cherry hardwood floors, or builder carpet, you should expect to pay around $100-$150/sq ft or so. Again, there are many variables. I don't know the guys personally, but there's an excellent builder in town that I'd recommend. I've seen their work, their reputation is outstanding. Hello Anna,

I highly recommend that you talk to some local real estate investors and people in your community who have experience in this area. Builders and investors in my area pay about $10,000 to tear down homes...in some cases...they work a deal to have the structure hauled away for free. It is all relative and just depends on what kind of opportunities you have in your local market. In bigger cities...there are lots of options.
