Great question. Conventional wisdom is that the best places to invest in your home are the kitchen and bathrooms. To get a better idea of what you would be facing, competition-wise, I suggest viewing the model homes in the new build homes. Follow that up with an estimate from a licensed contractor. Once you have the total investment necessary to bring your bathrooms up to date, talk with your REALTOR about the likelihood of getting a dollar for dollar return on your investment. Another suggestion-ask your REALTOR if your market has a buying season. If Delaware is like Arizona, you want to have the update completed before the spring buying season.
Keep in mind that I am a REALTOR working in Arizona, so a local REALTOR is going to give you an answer that is best suited to your local market.
