Just wondering what rooms I should redo next. What rooms typically provide the best ROI with upgrades?

Chris,

Most will say kitchen and bathrooms. That is assuming all maintenance items are good (roof, exterior paint, gutters - type items) Here is a great link to help you evaluate different items.

Overall, you can see more return on the kitchen and bath. However, if you think about it those rooms have the most expense too. The cost of materials to make us those rooms are much more expensive. The trick is to find materials at a lower cost that still provide an updated look. You'd be surprised at some materials that are clearanced just because!

Generally speaking, bathrooms and kitchens remodels are known to bring back a pretty good return on investment. I say igenerally because it all depends on the quality of design , materials and workmanship. Also important a consideration is how the improvements relate to the remainder of the property. There are a number of improvements which are fairly inexpensive to implement but will greatly enhance the value and marketability of a property, setting it apart from the competition.

If you are planning on improving a property to sell it in a short period of time, you should have a thorough consultation with an experienced Real Estate agent, like myself, to guide you in terms of what will give you the best bang for your bucks.
