All of my neighbors already had decks when they bought their homes, so I haven't been able to get any good recommendations. If anyone knows of a great contractor in Federal Hill, let me know!!

That is such a difficult answer to give. The variables involved in a roof deck are huge; the material you will use for the deck, is the existing roof structure adequate or does it need enhancing, what are the requirements for your jurisdiction, what are you going to use it for (that will make a difference in how you build it). Access to the roof both for the construction process and for actual use when you are done.
One thing to remember is that anyone who tells you they can give you a number right away is just plain wrong. They simply wont know enough until they spend a good amount of time exploring all of the variables. The best thing to do is find a reputable contractor who you feel you can trust and who will be open with the process and pricing.

Typically, a roof top deck can cost between $35-45 per square foot for the deck. A few hidden costs include special variances required in Baltimore for the building permit; as well as the structural condition and capacity of the dwelling where the deck is going to be installed. Always choose a professional licensed and insured contractor to perform the work. You may consider engaging the services of a professional engineer to evaluate the structure and prepare professional construction drawings for both the permit process and for the contractor to follow. This is one place where safety and integrity are a serious concern and should not be compromised for saving a few bucks.

Hi Khloe,
As Marnie says there are many variables, but I have seen a range of 8K-20K so several estimates/references are a must. Also permits can be tricky for roof decks because typically they are built using the party walls you share with your neighbors and the contractor must be sure that it can be safe structurally.

Hi Khloe, that will depend on your roof, and the access it may already have -- or how access will be gotten. Indoor access? Just from the outside with a spiral staircase?
Your best bet is to contact a few contractors who do those. If your neighbors have them, ask them who did their work -- and if they liked them!
Good luck!
