We plan to replace carpet with laminate flooring in our living and family rooms. Pl suggest how it will impact home valuation in future.

Hello Tushar,

Many buyers today prefer homes with hardwood or laminate floors over carpet.

However keep in mind the value of your home will not be increased because you change the flooring.
The upgraded floors will spark more interest from buyers, and may cause your home to seller faster than a home in same neighborhood with carpet.

The value of your home will be in accord with what the neighborhood is valued at regardless of you adding upgraded flooring.

Depends on your homes range in value. If is an entry level to mid level home, most people won't complain about high quality laminate (the thicker stuff) and will treat it almost exactly as wood. They'll view it as an upgrade, adding more value than carpet for sure. How much depends on a lot of factors including size of home, price range, etc.

Hi Tushar,

There isn’t much of a difference with laminate versus carpet. It’s more of a preference and can be easily changed. Wood floors or engineered wood floors should add value.

I my sphere of influence carpet seems to be out and wood or laminate flooring is definitely in.

Take a look at the new Bamboo flooriing as an option. The major impact on value is in the workmanship and attention to detail including new baseboards. I could take you to multiple homes with poor workmanship and good materials. Don't spend good money on a bad installation and your value should be fine.

Although it's more expensive, hardwood flooring will really add more value than laminate flooring...but if your budget is limited, and you like laminate flooring , then go for it.

Are you planning to sell in the near future, or just curious as to how the price might be affected down the road?

If you have no plans to move, then definitely install whatever you prefer!
