Jason, Both Buyer and Seller in Big Lake, MN

We are finishing a basement bathroom. Would resale be better with another full bath- with a tub/shower in the basement or a 3/4 bath -walk in shower?

We already have 2 full baths up stairs. There are 2 beds up and 2 down.

Full baths are always better regardless of how many you already have and will only cost a few hundred more if you are renovating anyway - go with the full.

Since you already have a full bath upstairs, I would recomend doing a 3/4 downstairs. The upstairs is more than likely the main living area and for the cost of adding a tub it is not going to affect the resale that much.

I am with Deborah on this one. Because you are speaking about resale value. If a future buyer has younger children they may prefer to have a bath available downstairs for them. It comes down to the cost, what is the cost difference?

Jason if you can do the tub/shower for about the same $ I would say go with that it allows the most flexibility. If it is much less to do just the shower then do it but go with a more sturdy modern door and the nicer shower head and rework the other faucets if they are dated so it all coordinates/flows.

You only need so many bathtubs. If you are using it as an inlaw apt. or something maybe a tub. What ever looks good and would be the most economical if it is for resale.
