Chris, Both Buyer and Seller in 45701

In this market is it worth it to finish a completely unfinished basement? Add a bathroom? Is there any return on semi-finishing a basement?

We're expecting a second kid and could use the space. Debating just painting the brick walls, carpet tiles and suspended ceiling vs a real finished space with a bathroom. House is currently 3 beds 2 baths in Berwyn.

While you may not see a huge financial return on your renovation, it may very well be a deciding factor in a quicker sale, which could save you time and money. The hardest part, however, is that it is impossible to positively confirm whether the upgrade actually makes you the money or speeds up the sale, it's all about the impressions made on other humans, and that is very difficult to predict. Examine your plans first. Are you planning on staying in the home longer? If so
then finish the basement and add a bath, but remember you may see a slight increase in your property taxes.

If your planning on living in the home a few years, basements and basement bathrooms are usually a good investment. Both are very desirable for resale. My advice is to keep it neutral and don't overdue the finishes for the market, plus don't specialize too much. Keep the basement as open as possible.

If you are planning on selling, a finished basement can make a difference between your home and another home selling and is certainly adds value to a home. But in this market, price is the biggest consideration. I would look at what comparable homes in your neighborhood have sold at and/or have a few Realtors come out and give you an expert opinion.
